Each county in Florida has its own alert system that notifies users when new documents are filed in the public records. The type of alerts available—whether via email, text, or phone—can vary from county to county. Because of these differences, each county also has its own method for tracking filed documents, which may be based on a person's full name, property address, or parcel number. We ensure that every user is registered in multiple ways to guarantee you receive every alert. Your property's deed is consistently monitored, and you'll receive an alert when a new one gets filed in the public records. Additionally, in certain counties, other types of documents could trigger alerts as well. You can be confident that you will always be notified whenever an alert is issued.

While you can sign up in your local County for the free alert system, there are a number of reasons for subscribing to our service. When you sign up with us, we create a dedicated email address for your account only. Your dedicated email will never be put through a spam filter, therfore every alert will never be lost in a spam/junk folder. Depending on your personal email provider, alerts may get filtered into your email's spam folder risking not being read in a timely manner. Your dedicated email address will forward a copy of any alert in realtime to the email address you registered with our system. We also upon receiving an alert will text you regardless of whether the County system offers that type of alert transmission. Everytime we receive an alert, we confirm your receipt via email, text or voice call. We act to confirm any alert we receive for your account in realtime as we monitor your account 24/7.

Title fraud, also known as deed theft, is a type of identity theft where someone illegally transfers the title or deed of a property without the owner's knowledge or consent, often using forged documents or fake IDs. The fraudster aims to steal money by making it seem like the property is owned by someone else or that the owner transferred it to them.

The goal is to make money by selling the property, refinancing it, or taking out loans against it without the owner's knowledge Title fraud can lead to foreclosure, eviction, or legal battles, even if the legitimate owner is still living in the property.

This can include refinance fraud, home equity line of credit (HELOC) fraud, forged deeds, and faked refinancing opportunities.

In the State of Florida the County official responsible for recording documents must record all documents that meet the requirements outlined in the Florida Statutes. The Clerk has no authority to refuse to record a properly prepared document, even if it may be fraudulent. No document can be removed from the Official Records without a court order. Therefore, Users are urged to contact law enforcement and/or an attorney for prompt, appropriate action if fraud is suspected. Once we receive an alert for your property, we provide information with contact information for your local Sherriff or local law enforcement.
